We act as your Qualified Intermediary and hold your proceeds in FDIC-insured escrow — never in your hands, which is what keeps the exchange valid. Your money is separated from ours.
Dual control: no single person can move your money. Every transfer out of escrow requires two approvers, an aviation-style redundancy against error and fraud.
Sign in with a passkey — phishing-resistant, no password to steal or reuse. Email-and-password stays available as a fallback so you are never locked out.
Most 1031 tools feel like tax software. Ours shows you one thing at a time, with a plain-language reason for each step and both deadlines tracked as a live countdown.
Change your identified replacement properties any time before day 45 — no paperwork, no change fee. The list is yours to adjust as your deal evolves.
Optionally, brokers can see that your proceeds are already verified in escrow — an all-cash, deadline-driven buyer. It is a faster path to the right replacement property, if you want it.
We only claim what is true today. Where something is in progress, we say “pending.”
